The basics

Building on land you already own, not a lot we're selling you.

Our Coastal, PALMA, and Aria collections are homes built on land we already control, in communities like Burnt Store Lakes, following a set of plans we've already designed. Build on your lot flips that around. You bring the site, we bring the design and construction, and the two come together as a home built specifically for that piece of ground.

The license, the construction standard, and James's personal involvement in every project stay the same either way. What changes is that the home gets designed around your lot instead of one of ours - which means the process starts with the lot itself, not a floor plan.

A lot is more than a blank canvas. Its zoning, its flood zone, any deed restrictions attached to it, and how it connects to utilities all shape what can be built there, often before a single design line gets drawn.

Before you design

What to check on your lot before you design.

Every lot comes with its own set of facts worth confirming early, before design gets ahead of what the site will actually allow.

  • Zoning and setbacks. The county or city zoning on your parcel sets how close a home can sit to the property lines, and how much of the lot can be built on.
  • Flood zone. Much of Charlotte County sits in zone AE, which affects the elevation a home has to be built to. You can look up any parcel on FEMA's Flood Map Service Center.
  • HOA or deed restrictions. In deed-restricted communities, an architectural review committee often has to approve plans before the county will accept a permit application. This varies by community, so check with your specific HOA.
  • Utilities and septic. Some lots connect to county water and sewer, others rely on a well and septic system. Which one applies to your lot affects both the site plan and the budget.
  • Easements. Utility, drainage, or access easements recorded against the lot can limit where a home, driveway, or pool can go, even within an otherwise buildable area.
  • Soil and site access. Soil conditions and how equipment can reach the site both factor into the foundation design and the construction schedule.

Step 01

Lot evaluation and site visit

We start by walking the property with you, confirming zoning, flood zone, utility access, and any HOA requirements, so the design starts from an accurate picture of what the lot allows.

Step 02

Design

Your home gets designed around the lot's shape, orientation, and any restrictions that apply to it, rather than fitting the lot to a pre-set plan.

Step 03

HOA approval, where applicable

If your lot sits in a deed-restricted community, plans typically need architectural review committee approval before the local building department will accept the permit application.

Step 04

Permitting

Published review times - like the "48 hours" you may see quoted for the City of Punta Gorda - are per review pass, not your total time to a permit in hand.

Which building department governs your permit depends on your exact lot. In the Punta Gorda market that's either the City of Punta Gorda or Charlotte County, and it's common to need at least one resubmission round before approval. Paying for it

Financing looks a little different when you already own the land.

Building on land you own is usually financed with a construction-to-permanent loan, which works differently than a standard mortgage. Instead of a single lump sum, funds are released in draws tied to construction milestones, and the loan typically converts to a standard mortgage once the home is complete. Owning the lot outright, or owning it with equity, can sometimes be applied toward the down payment, depending on the lender.

Because construction loans work differently than a purchase mortgage, it's worth talking with a lender who is experienced with them early, before design is finalized, since the loan structure can affect both the budget and the schedule.

Ask your lender specifically about construction-to-permanent loans, not a standard mortgage product.

Licensed across nearly every trade, on your lot or ours.

James J. Cloud built Cloud Design Build on a credential stack most builders can't match: a Florida General Contractor's license, plus roofing, mechanical, plumbing, and pool and spa contractor licenses, a Florida Real Estate Broker license, a Community Association Manager license, and certification as a residential and commercial building inspector. That's the same eye that inspects other builders' work, applied to your project on your own site.

It's backed by a family construction legacy dating to 1972, and James personally responds to client inquiries rather than routing them through a sales team. On the construction side, our homes are built past what local code requires. Punta Gorda sits in the Wind-Borne Debris Region, which requires either impact-rated windows and doors or approved hurricane shutters - we build to Miami-Dade County's High Velocity Hurricane Zone product standard voluntarily, using PGT impact windows and a commercial-grade aluminum roof, whether the home is on one of our lots or yours.
